Catawba Island Township Board of Township Trustees

Public Hearing

May 12, 2015

Chairman Gary Mortus called the Public Hearing to order on Tuesday, May 12, at 7:00 p.m. in the conference room of the administration building.

In attendance were Gary Mortus, Matt Montowski, William Rofkar, Karen Shaw, Jim Stouffer, Steven May, Tony Corona, Joy Roth, and Diane Belden.

Gary Mortus explained application #668143, a proposed map amendment initiated by the Catawba Cleveland Development Company for land in Section 3, Lot 4, of Catawba Island Township consisting of a 0.411 acre and a 0.482 acre parcel. The street addresses for the property are 4450 and 4472 E. Beach Club Road. The owner proposes to rezone the property from the A Low Density Residential District to the R-E Residential Estates District. The proposed use is a single-family residential planned unit development.

Gary Mortus read a letter from the Ottawa Regional Planning Commission. As noted the property is located at 4472 and 4482 East Beach Club Road. The adjoining parcel to the east is zoned R-E and its use is residential. The parcel to the south is also zoned R-E and consists of open space and roadway. The parcel to the west is zoned A and is used as a single family home. To the north across Beach Club Road is the Catawba Island Club gold course which also zoned R-E. The applicant is requesting the rezoning so that the parcels can be added to the current Planned Unit Development (PUD) located to the south of the subject parcels.

The Catawba Island Township Land Use Plan calls for the area to be Medium Density Residential which includes the proposed R-E zoning district.

The Ottawa Regional Planning Commission met on April 21, 2015, and recommended approval of the rezoning request in the letter submitted to the township.

Gary Mortus said the Catawba Island Zoning Commission met on April 29, 2015, and recommended approval of the request by unanimous vote as submitted to the township trustees.

Jim Stouffer asked for approval of the property being rezoned to be consistent with medium density zoning in the land use plan.

The Trustees discussed the request and agreed R-E is the appropriate classification.

Matt Montowski made a motion to approve the recommendation of the Zoning Commission as presented in application #668143. William Rofkar seconded the motion. All voted aye. Motion carried.
